• Applicant applies for provisional approval.
• Application is acknowledged and applicant called for interview.
• Provisional approval is either granted or refused for a loan under the Shared Ownership Scheme (generally within 4 weeks of the receipt of application).
• When applicant has identified a property, he/she should notify the Housing Department in writing, outlining details on location of property, vendor, purchase price, selling agent, etc.
• Housing Engineer inspects the property subject to his approval, the applicant will be notified if the property satisfies the requirement of Kerry County Council for purchase under the scheme (generally within 2 weeks of the applicant notifying the Housing Department).
• If it is agreed to proceed with the purchase of the property, the applicant will be required to agree in writing, the terms and conditions of the Shared Ownership Scheme. Applicants should note the requirements as set out in the advisory notes for applicants.
• Kerry County Council Law Agents will be instructed to acquire the property on behalf of Kerry County Council (generally within 2 weeks of Engineer recommending property).
• On receipt of Contracts for Sale from the vendors solicitor, the Housing Department will arrange for the contracts to be signed and sealed by the Council and arrange a cheque for the deposit of the purchase money.
• On completion of the legal formalities for the acquisition of the property, Kerry County Council will forward Shared Ownership Mortgage Documents to the applicant for completion.
• Kerry County Council Housing Engineer will be instructed to carry out an inspection of the property after its completion (newly built houses). In the case of newly constructed properties, the vendors contractor will be required to submit details of Homebond Insurance and Engineer Certificate regarding the structural condition of the property.
• Report from private Engineer engaged by applicant forwarded to Housing Department (newly built houses and second hand houses).
• Applicant confirms in writing that the property has been completed to their satisfaction (newly built house).
• The Housing Department arrange a cheque for balance of the purchase money.
• On receipt of all of the above details, Kerry County Council Law Agents will be instructed to Close the Sale.
• Close of sale. Completed shared ownership documents returned to the Legal Department and applicants insure the property. The keys of the property will be handed over to the applicants on receipt of documentary evidence that the property has been insured with a reputable insurance company.
• Time period from submission to Law Agents to completion is generally 3 months.
